Developing Search Criteria

Determine what your budget is to purchase a home. This includes your monthly expenses for your mortgage, property taxes, utilities and maintenance.

Making an Offer

When it comes time to make an offer on a home, I want to ensure that you are well educated on your potential purchase. I will provide you with the most up-to-date, current market information and guide you through the purchasing process. I will negotiate in your best interest to get you the best conditions and purchase price possible. Sometimes when a property is in high demand, more than one offer can be presented to the seller at the same time. Working together, I can lead you through this process.

Once the offer is presented, the seller has 3 options:

  1. Accept the offer
  2. Reject the offer
  3. Counter the offer

The seller may counter in different ways and it is not always in reference to the price. There are a number of variables to consider. This offers can go back and forth until both parties have agreed or at least one side has decided to end the negotiations.

Once an offer has been accepted, you may have conditions which need to be removed. Often a buyer will have one or more conditions on the purchase, for example:

  1. Subject to home inspection
  2. Subject to financing
  3. Subject to sale of buyer’s current home

The home is not sold until all the conditions have been satisfied and removed. Working together, I can recommend the best professionals possible to assist you in removing these conditions.
